I am finishing a bedroom in my basement, what is the appraisal increase I can expect?

i have a currently unfinished basement and bedroom. i am currently finishing the downstairs bedroom walls and carpet etc. what is the average worth i will gain from the house going from a 2bed 2 bath to a 3 bed 2 bath?
