Would converting a bedroom to a second bathroom add or subtract value to my home?
I have a 5 bedroom home (more like 4 bedroom and a den.) I was wondering if converting one of the upstairs bedrooms into a second full bathroom would increase or decrease the value of my home? My father is a contractor so i would pay minimal cost. Would it be more appealing to the market as 4 bed 2 bath or 5 bed 1 bath?

- Increase especially if it is part of the Master bedroom. Most buyers want at least a 2 1/2 bathroom house
- It should add to the value of your home. In most cases however it will not show up on your taxes as the appraisal dept only looks at the outside of your home when they revalue the house each year for tax purposes.
- it all depends on what is wanted in your area...... where i live, a 4 bedroom 2 bathroom house would be more appealing to a buyer than a 5 bedroom one bathroom... plus i would rather have 2 bathrooms and one less bedroom too.... just do a lil research in your area to see the comps to make your decision
- While it will definitely add to the value of your home, it may not add as much as the cost of the renovation. Typically, you will see 80% return on your investment.
